San Diego Real Estate Values Continue to Climb

The San Diego Real Estate Market continues to show signs of strength as studies prove increases in home values.  Consumers are extremely optimistic moving forward as prices in the County continue to surge upward.  Prices are actually up .9 percent in November from October, as tracked by Case-Shiller, and up 8 percent from a year ago.  As mentioned in an earlier blog, November marked the 10th straight month of home price gains for San Diego and represented the 5th straight month of year to year increases.

San Diego was 1 of 9 major cities to enjoy price gains which speaks to the strength of the overall real estate market nationally.  In fact, only New York City saw a drop in values on a year ago basis, down 1.2 percent.  The biggest gainer has been Phoenix, which was one of the hardest hit cities and now  has realized a 22 percent up tick in November as compared to the same month a year ago.  Las Vegas as well as Miami and Tampa are also making notable gains.  The regions that are not faring as well are the northeast and  industrial midwest.  A closer look at all the areas Case-Shiller has tracked, affirms that prices look basically flat at .1 percent gain from October to November, with an overall increase of 5% from the same month a year ago.

Owners of Downtown San Diego Condos and of course everyone who owns any Downtown  San Diego Real Estate wonder how these prices relate to prices historically speaking.  Well Case-Shiller analysts say San Diego’s current home prices have returned to fall 2003 levels, about 2 years before the market peaked.

There is a new Palermo San Diego Condo for Sale, #236 and the list price is $279,000.  It is a 1 bedroom, 1 bath and is approximately 658 square feet.  Prices have really shot up recentl,y not only in this building, but throughout the Downtown San Diego Real Estate Market.  I sold #544 about 6 months ago for $230,000 and that was one of the highest priced 1 bedrooms selling in the building at the time.  However, we are still not close to the peak of this market and this is still a very sound investment in my professional opinion.  We have #544 rented for $1650 per month in case you are considering it as in investment property.  The condo has granite counters, 1 parking space, a private patio and walk in closet.  This is also a traditional sale.

There are  number of events happening within the next month, and rather than just talk about Downtown San Diego Condos, I wanted to introduce these events to you in case you’re looking for some Downtown entertainment.

The first of these is the Bridal Bazaar, going on at the San Diego Convention Center, this Sunday from 10 AM-6 PM.  At this event, you will find aisles upon aisles of everything you would want to plan your wedding including 300 of the best wedding professionals in the area.  If you are looking for good ideas for that special date, come out to the Convention Center this weekend and check it out.  For more information, go to www.bridalbazaar.com.

Connections Housing is about to unveil its one stop shop, year round homeless shelter at the historic San Diego Athletic Club on the corner of 6th & A in Downtown San Diego.  The 14 story, $38M Center will house 220 people per night and is set to open in stages as early as this month.  It will bring with it more than 20 different agencies including a health clinic to act as a “one stop shop” for all homeless and homeless needs.

What separates this from most of the other homeless efforts in the past is that this will be a permanent housing solution, rather than the temporary winter tent program.

The building was used as the San Diego Athletic Club from 1928-1964 and in recent years was used as an office building, a publishing house and even served as the local World Trade Center.  Turner Construction, which built the Central Library and 1050 B Affordable Housing Project, has been working on the space for more than a year now and has spent approximately $24M to restore the 119,000 square foot building.  The developer is Affirmed Housing Group.

One of the interesting notes is they found the remnants of a 78 foot indoor swimming pool that they will turn into a dining room and kitchen area.

Many feel this is a step in the right direction to help and house our homeless, which estimates project the number of people sleeping unsheltered in Downtown San Diego runs in the hundreds and sometimes more than 1,000.

However, Connections will not be able to cover the enture homeless population.  They hope though that their example will persuade other neighborhoods to do the same.

Connections have been building a list of more than 400 people to decide who will be the building’s first inhabitants.  They will include those that spend most of their nights in the 1/4 mile radius of the building, then based on the most vulnerable.

This housing for the homeless may also reopen the ability of police to ticket homeless people for illegal lodging so long as there is an available bed in a shelter.
