Do you like Alta? Great rental condos are available there now!

So with this inventory being so short, it’s becoming a pain in the butt to find something decent to rent Downtown that’s under $3000, 2br 2ba, and especially 2 parking spots!

Well I love being in the mix of things and having my home just blocks away from Gaslamp and all the attractions, so if you do too, these next couple rental condos might be a great choice for you, since they’re located in Alta, 575 6th ave, one of my favorite buildings Downtown.

So 575 6th ave, uni 910, is a 2br 2 ba, 1032 sq ft, condo on the 9th floor, facing market street and is fully furnished, priced at $2700 a month!

Then, we have unit 506, that is also a 2br 2 ba, 1144 sq ft, so a little larger could be either furnished or not! and is listed for $3000 or $2750 respectively.

Unit 1904 at Alta, is 2br 2 ba with breath taking views of the downtown San Diego skyline, Petco Park, San Diego Bay, Coronado and the bridge. Floor to ceiling windows, state of the art kitchen, dual sinks in master bath, laundry in unit. Two side by side parking spaces, going for $2950! Very reasonable for the quality of the building and the views if you ask me!

And the last unit 1104, is most expensive at $3050 a month, and is the exact floorplan for the before mentioned 1904, just with some upgrades, like 15K in wood floors, $15K Custom Window Shades, $3K Lighting.

So these 4 should give you some pretty good options for a great 2 br condo Downtown, in a very convenient location, and a decent building for a reasonable price!

Feel free to share!

Alta San Diego #1104 for $619,000

There are not a lot of Alta San Diego Condos that come on the market.  However, a new one has just hit the marke,t and is #1104 for $619,000.  This 2 bedroom, 2 bath residence is approximately 960 square feet and features a very modern European design inside, including high quality finishes such as Caesar stone & marble counter tops, wood floors and 10′ ceilings.  The owner has invested $15K in wood floors, $15K custom window whades and $3K in custom lighting.  This Downtown San Diego Condo also sits on the southeast corner with floor to ceiling windows, and boasts breathtaking views of Coronado, San Diego Bay, Petco Park and the Downtown San Diego Skyline.  It comes with 1 parking space underground and a lovely patio.

Alta Condos San Diego were built in 2007 by Anka, an Australian developer who also built Aria in Cortez Hill.  The building features a pool, jacuzzi, state of the art fitness center and a nice community lounge with a pool table, flat screen TV and full kitchen.  That recreation room is either first come first serve, or you can reserve it for a minimal cleaning deposit.  The HOA fees for this particular unit are only $513 per month, which is very reasonable for a high rise tower with all of the aforementioned amenities.  Also, keep in mind that this is a traditional sale.  That means a quick close and no haggling with any banks.  If you are looking to rent it out, the rental amount would be approximately $3000 per month.

Downtown San Diego and Rock and Roll Marathon was a Success.

What an event put on this past Sunday with the Rock & Roll Marathon and the 32,000 participants running the full or the half marathon, most ever in the history of this event.Rock and Roll San Diego Condos for sale

The Downtown area of San Diego had a tremendous buzz leading up to the start of the event. I know I was excited about partaking in the Half Marathon this year. As I awake at 4:30am to walk my dog before the race, I headed out the door to find hundreds of people walking the streets or setting up the water stations or putting in the barricades or runners meeting with other runners to start heading to the starting line. It almost felt like it was 4:30pm on Sunday with the amount of people and cars going each way.

The Race started at Balboa Park at 6:10am and came through the downtown area on Park Ave. One of the most unique aspects about the San Diego Rock and Roll Marathon is that you get to run through Petco Park the home of the San Diego Padres. As the runners made there way through Downtown San Diego they were able to run pass some of our most exclusive condo high rises such as M2i, Fahrenheit, Icon, Diamond Terrace, The Legend and Alta. The streets were lined with East Villagers and other downtown residents taking in the sights and the sounds of the race. Some of the residents that were lucky enough to have a condo facing the street on 10th Ave or 7th Ave got a view of the runners from there private balcony.

As the runners left the downtown area they headed up through Mission Valley area and finished at Sea World. With well over 500,000 spectators watching the runners and listening to the bands as they rock out.  Local economists would say this was a huge success to help infuse money into our local business. Our downtown hotels were packed through the weekend for this event alone. Not to mention the Padres had a successful home-stand on Saturday and Sunday. Again another 30,000 people downtown both on Saturday and Sunday eating and drinking and spending money in the downtown area of San Diego.

Downtown San Diego is quickly growing as the place to be for great food, entertainment, and over good times. The Beech communities of San Diego have historically been the driving force for San Diego tourists but Downtown has grown in leaps and in bounds as the place to be and to live. With over 40,000 downtown residents in 10 years, it is clear the growth of this area is rising and another 50,000 expected to move downtown over the next 10 years now is the time to look at your next investment in the downtown San Diego area.

Jason Coriano San Diego RealtorIn case you were wondering I did good in the my run. I finished the 13.1 mile race in 1 hour and 50 minutes. I came in 1,560 place out of 17,152 runners running the half marathon. That is the top 9% of all the runners! I will take it!

Amazing Downtown San Diego Condo For Rent at Alta, #1420 for $3200

The rental market is as competitive as I have seen in a long time and potential tenants are becoming increasingly frustrated as there just aren’t a lot of premium rentals on the market.

However, I have my eye on an Alta condo on the 14th floor for $3200/Mo. This condo features hardwood floors, ceaser stone counter tops, stainless steel appliances, floor-to-ceiling windows and a huge patio with 180 degree views of Coronado bridge, Petco Park, San Diego Bay and the Downtown San Diego skyline. This condo also features 2 side-by-side parking spaces which is a rarity in this market.

Alta, located at 575 6th Ave. is one of the premier high rise condos in all of the San Diego Downtown Real Estate Market. It is perfectly located in the heart of East Village and steps to all of the nightlife of the Gaslamp Quarter. Amenities include a pool/spa, fitness center and a community lounge with TV and pool table.
